Monthly market report
Florida auction market report - February 2026
Built from the auction outcomes we captured ourselves. Every figure names the sample behind it. Where a sample is too thin to carry a number, this page says so instead of estimating one.
Outcome mix
286 settled outcomes across 4 counties. A plaintiff take-back is the bank keeping its own collateral - a real sale, but not one a bidder won.
What the winning bid cost
Third-party sales only - the auctions a bidder can actually win. A plaintiff take-back bids about $100 and would pull any average to the floor, so it is excluded here. Medians, not means. A median appears only where at least 30 rows carry the figure it is computed from.
| County | Outcomes | 3rd-party sales | Median winning bid | Median bid / market value |
|---|---|---|---|---|
| Miami Dade | 74 | 33 | $350,100 (n=33) | 94% (n=31) |
Counties below the publishing bar
These counties had third-party sales in February 2026 but fewer than 30 rows behind the figure. They are listed with their sample so you can see they exist. We do not estimate them, and we do not fold them into a state-wide number.
Broward (n=21) · Palm Beach (n=18) · Orange (n=14)
Change from January 2026
Compared across the 4 counties present in both months (Broward, Miami Dade, Orange, Palm Beach). Our county coverage grows over time, so comparing every county we happened to track each month would measure our own expansion rather than the market.
Third-party win share
30.1% (+5.9 pp, n=286)
Canceled before the sale
8.7% (+1.5 pp, n=286)
How to read this
- ✓Every percentage is computed over settled outcomes only - rows at least 7 days past their sale date.
- ✓Medians, never averages: a handful of very large parcels and $100 take-backs would distort a mean.
- ✓A county needs 30 rows behind a specific figure before that figure is published. The bar is the same one the all-time page uses.
