What actually happens at Florida auctions
Most platforms stop at the listing. We follow every tracked auction through to its outcome - who won, at what price, or whether it evaporated - and feed that back into bid strategy.
Only 38% of tracked auctions are won by a bidder like you
Across 12,361 auction outcomes we captured (2023-01-03 - 2026-07-27), 52% went back to the plaintiff - the bank taking its own collateral - and 10% were canceled before the gavel. Knowing which auctions are actually winnable is the difference between a strategy and a lottery ticket.
Outcome breakdown
What the winning bid actually costs
Third-party sales only - the auctions you can actually win. Plaintiff buybacks bid ~$100 and would drag any average to the floor, so they are excluded here. Medians, never means. Every figure carries its sample.
| County | Outcomes tracked | 3rd-party sales | Median winning bid | Median bid / market value |
|---|---|---|---|---|
| Miami Dade | 3,405 | 2,006 | $257,200 | 95% (n=1,938) |
| Broward | 2,882 | 1,259 | $191,400 | 71% (n=1,207) |
| Palm Beach | 1,590 | 695 | $148,200 | 73% (n=625) |
| Orange | 3,960 | 543 | $190,100 | 78% (n=466) |
Read the ratio as: the median winner paid this share of the property's market value. Miami-Dade bidders compete the hardest (95% of market value); the spread across counties is the edge.

Why this matters for your bidding
- ✓A canceled auction you prepared for costs you a morning and a deposit hold - our alerts flag instability before you drive.
- ✓The bid/market ratio per county tells you what winning actually costs there - and where the room is.
- ✓Every outcome we capture makes the win-price prediction sharper - this dataset compounds and cannot be copied overnight.
Dataset: 12,361 outcomes across 33 counties, 2023-01-03 to 2026-07-27. 7,195 carry both a final price and a market value. Refreshed with every capture cycle.
